Most office Buildings (including high-end business office towers) located around the prime section of Dunhua South Road and the Ping’ an Park are designed to service their individual sectors only, without any additional connections to the surrounding urban context. The developer for this project has other visions for this new office building: To increase ‘dialogue’ between the new office building and the urban environment to produce and extend relationships between internal and external spaces. The core concepts of this new vision include improvements of public welfare andthe creation of quality share spaces. With these concepts in mind, the idea to create a new kind of office building in Dunnan area can become a reality. In this design proposal, the ground floor is the public share space promoting the idea of public welfare, the first floor is the shared office spaces, and the second floor is programmed to become the business resource-sharing center. There are also other share spaces between the different levels such as the green spaces and open-plan office spaces – designing for better office environment as outlined below: Spaces are designed to improve businesses environments for groups such as individual traders, new business organizations and matured businesses groups, creating more opportunities for business and personal growth. Local residents are welcomed to utilize the public space on the ground floor with the office workers, the proposal has maintained the ease of access to the Ping’ an Park near by, and allow residents to enjoy the surrounding green environment and be delighted with freshly made drinks and desserts provided by the local public welfare associations.
